Building envelopes, recessed windows and energy recovery systems reduce energy use by about 30 %. A high efficiency district cooling plant optimises performance, and over 6,400 PV panels and 1,400 solar thermal panels generate electricity and hot water.
Streets are oriented to capture cool breezes and provide shade, while buildings shade each other and use light coloured materials; eco friendly materials, thicker walls and heat isolating glass maintain comfortable indoor temperatures.
Non potable water from the municipality is used for irrigation, flushing and district cooling make up water. Efficient irrigation and native drought tolerant plants minimise water use, while an advanced waste collection and segregation system recycles or reuses most waste.
A robust network of 430 km of fibre optic cables, over 6,500 Wi Fi access points, 650,000 IoT devices and a central Command and Control Room with 10,000 surveillance cameras ensure seamless connectivity and real time monitoring. The district also provides 10,000 automated parking spaces, 4 EV charging stations, 8,000 smart meters and a Tier 2 data centre.
Smart systems oversee emergency response, building management, outdoor lighting, automatic waste collection and real time head counting. They enable predictive maintenance, optimise resource use and enhance safety across the district.
Custom applications support sales and leasing, asset and facility management, customer relations, 3D geospatial analysis, and monitoring of water and electricity consumption. Advanced data analytics and AI platforms integrate citywide sensors to enable predictive maintenance and optimise operations.
Lifestyle apps offer a community portal, car finding assistance, tram schedules and digital signage, while smart home technology lets residents control lighting, curtains and climate via a tablet or mobile app.
